Out of pocket expenses to expect before we get to closing on your new home:

1.
Earnest Money. Also called "good faith" money. This shows the seller you intent to purchase and is credited to you in your closing costs.

$500 - $5000 (and up)

2. Home Inspection. Not to re-negotiate the purchase price with the seller. For you to find out the possible problems with the home you want to purchase.

$200 - $300

3. Home Owners Insurance for one year to be purchased prior to closing on the new home.

$150 - $500

4. Application fee with lender, usually for the credit report and appraisal.  Will be credited back to you at closing.

$250 - $300

THE COSTS OF CLOSING THE DEAL!
Closing costs are the incurred expenses over and above the price of the property. The total can be several thousand dollars, not including the down payment. Costs vary depending on the state and financing terms. I can help you understand what costs to expect at the closing and in what form they must be paid (certified, cashier's, or personal check). Costs you may incur are as follows:

  • Survey fees
  • Loan origination fees
  • PMI
  • Points
