Closing on your new Home

Buying or selling a home can be very stressful, often because the financial decisions you make have an impact on your lifestyle and your future. A REALTOR® who is knowledgeable, conscientious, and concerned about your best interests can make the experience a positive one. 

The final step in purchasing a home is the closing. The closing typically is held at a Title & Trust company. The buyer and seller meet with the brokers to sign documents transferring ownership of the property. The closing process involves reviewing many details and processing extensive paperwork to ensure that the transaction is complete and complies with the law.

THE COSTS OF CLOSING THE DEAL!
Closing costs are the incurred expenses over and above the price of the property. The total can be several thousand dollars, not including the down payment. Costs vary depending on the state and financing terms. I can help you understand what costs to expect at the closing and in what form they must be paid (certified, cashier's, or personal check). Costs you may incur are as follows:

Mortgage

  • Appraisal fees
  • Survey fees
  • Loan origination fees
  • PMI
  • Points
  • Title insurance

  • Future interest payments
    depending on the loan terms

How Can a REALTOR® Help
Real estate agents are licensed by their state to buy and sell property. Most state-licensed agents have completed courses in real estate, real estate law, real estate financing, and property listing. REALTORS® are real estate agents who are members of the NATIONAL ASSOCIATION OF REALTORS® and who are committed to high standard of professional ethics and integrity. 

A REALTOR®'s job is to counsel you through the complex buying process--from making decisions about the style of homes to tracking loan application progress. Determining your needs and price range and providing information on communities are just a few of the many services provided by a REALTOR®.

Once you've found your home, your REALTOR® will help you prepare an offer and negotiate with the seller's agent. From that point on, the REALTOR® often oversees the mortgage application process, arranges an inspection and necessary repairs, and coordinates work of specialists (attorney, title company, etc.). The REALTOR® puts the pieces together and completes the deal

 DON'T LOSE YOUR COOL DURING THE SUMMER

Keeping cool during the hot summer months shouldn't cost a fortune. By operating your air cooling system in an efficient and environmentally friendly manner, you can save money and energy!

  • Purchase an automatic, programmable thermostat to change temperature settings during the day and night

  • Paint your home a lighter color and/or apply a reflective coating to the roof to reduce the amount of heat absorbed inside.

  • Install more efficient windows and insulation.

  • Use curtains, shutters, and natural landscaping for shading.

  • Operate dishwashers, ovens, dryers, and other heat-producing appliances in the morning or at night.
